Permitted Development |

Generally, planning permission is required for all development. However, the Town and Country Planning Act (TCPA) lists certain categories of development for which permission is deemed granted. These are known as permitted development rights e.g. small developments such as garden sheds, porches, etc. Permitted development does not need approval from the Local Planning Authority. Permitted development is usually uncontroversial and would completely overwhelm LPA’s if permission was required However, nothing can be deemed granted by the TCPA that would have a significant effect on a Special Area of Conservation/Special Protection Area or would require an Environmental Assessment under the Environmental Impact Assessment Regulations.
